This type of mortgage is one where a homeowner can borrow money against the value of his or her home and retain both ownership and the right to live in the home payment free. No repayment of the mortgage (principal or interest) is required until the borrower dies or the home is sold, also know as a "Home Equity Conversion Mortgage (HECM)" this special type of home loan is for older homeowners. The transactions are structured so that the loan amount will not exceed the value of the home over the life of the loan

How do we decide which institution your loan should be placed with?  This is a bit difficult to answer because each individual borrower’s financial condition, requirements, needs and goals are unique and because of this certain institutions may be a better fit than others; additionally the risk tolerance of each individual client  must be considered.

How much does it cost? You will find that we tend to be less costly than other mortgage lenders because in the majority of cases we are compensated through the wholesale channel. What this means to you is: when refinancing typically you will come to the closing table with zero funds, just a pen. Purchases will be equivalent to your average market closing cost.
